  • Located in the United States
  • Existing properties (no new construction)
  • $20 million and above
  • Primary markets
    • Focus on city-center and other unique locations
    • High barriers to entry
    • Multiple demand generators
  • Upside opportunity
    • Brand or management upgrade
    • Targeted capital investment
    • Enhanced capital structure
  • Luxury, boutique, full-service and select service
  • Portfolios or single assets
  • Target 20% or higher IRR
